27 year old heater is a mistake most last 10-15 at best. Every drain and flush it? The dip tube probably isn't your problem more than likely full of minerals.

Yeah I flushed it about 6 months ago when I installed new elements. Flushed over and over, indeed plenty of crap in there, surely didn't get it all out. I figure part of the reason it was so difficult to completely flush is dip tube not stirring up the bottom of the tank.

I'd like to get some more life out of this tank, even if it's just another year or 2. Seems like it will be fine with a new dip tube, right now I have thermostats cranked up, the actual water temp is about 20 degrees less than thermostat setting. But it's working
OK otherwise.

Any thoughts on how my cold water supply connects to the tank and dip tube?
The higher the water temp drives more minerals out of the water.

remove element at bottom to muck out and shop vac. use a rod to scrape it .
