Hello all,

I am DIY renovating (and call in the pros when I can’t) my old house in the countryside and am going to relocate the washing machine/dryer from the cellar to a new closet on the 1st floor.

Simultaneously, I am switching from a LP tank water heater to a LP tankless water heater (Takagi T-H3-DV-P), but cannot locate a suitable place for it in the cellar due to all possible exhaust locations being too near windows/doors. Also, the old atmospheric vent tank water heater was direct vented out the stone foundation…no good and no chimney available to remedy. With that being said, I’d like to place it next to the W/D in the closet. Per the manufacturer clearances, I have enough room.

Please take a look at my mock up rough in drawing and provide feedback if you will. I’d Iike to get all the rough in work done, and have a plumber do the gas work.

Thanks,
Koches

Add a tee on the what looks like a vent pipe for a clean out. Most electric outlets need to be GFCI protected.
HE units are quite deep in depth. The dryer may need to be about 4”-5” from the back wall. Measure that you have enough space. It looks like you do.
Do check that the LP gas supply pipes can handle the WH and a furnace at the same time. Assuming you use LP for heat.
