Bathtub faucet strange leak behavior

Hi everyone, a while back I made this thread https://terrylove.com/forums/index....bathtub-faucet-and-handles.90364/#post-649113

The same moen bath tub replacement faucet is now leaking. Im surprised because it has only been five years and Moens are supposed to last much longer than that. Im going to reach out to the landlady but Ive noticed strange behavior from the faucet.

The faucet was leaking, however, when I turn on hot water and leave it for a minute or two and then shut the water off with the handle the leak eventually stops. Is this a washer that's worn out or some other issue? Is there also possible pressure being built up and risking internal damage to pipes as well if I leave it as is?

How long is eventually? If under 5 minutes, I would let it ride.

It would be interesting to monitor the water pressure during that interval at the drain for the water heater or a laundry tap. It could be that the dripping occurs when the pressure is 140 psi.

Dripping at the spout. For reference when I was using the spout the leak is mostly dripping but has kind of turned to a semi string of water. At first I was just showering like normal and letting it drip but through trial and error I saw that turning on warmer water and then closing the water would lessen the drip until it eventually stopped. However everytime I used the shower the drip would re-emerge after use unless I turned on hot water at a high pressure and then shut it off. I also noticed that a slightly higher temperature had to be used with every use otherwise the "trick" to stop the leak would no longer work. I havent turned it on for a few days now.

Is this a possible stem or washer issue?

I don't specifically know about your faucet, but if it was a new model installed 5 years ago, I expect that has a cartridge, vs seats and washers. I think.

I think the warranty for the cartridge for your landlord is 10 years. https://www.deltafaucet.com/warranty

So in your opinion this is a simple fix? Im not sure if you read the previous thread linked but when they installed the moen they had to go into the room next door and open the connecting wall which was a huge hassle and left a sort of psuedo wall with screws. I really dont want them to do that again as rearranging the things there would be impossible without help.

If everything can be done from inside the bathroom that would be terrific. Also do you think pressure is building up and running the risk of bursting pipes or something? I might be overreacting but I want to be sure this isnt an exact emergency.
