That seat deals appear to be non replaceable. It also looks like it may have been resurfaced before. Doesn't look like there are any obvious pitts or grooves. If the other seat is in the same condition you may be able to repair with just new washers. As reach4 suggested there are also seat resurfacing tools available. If the seats become beyond repair the valve in the wall would need replaced.

I wouldnt do anything till I tried the 25 cent washer ? yes there are tiools to reface the seats someone posted pictures of a reall nice set on here it was old coulda been Terry not sure it had a wood box . Anyway try your new stems and or just washers
