Sizing water heaters

Time to replace water heaters at a house just moved into. House is plumbed for:
#1 water heater at one end of house for kitchen, laundry, bathroom with shower.
#2 water heater at other end of house with master and primary bathroom.

Question is replace with 50's as current or down size to 40's to save on residual heat loss.


To mention, natural gas, power vented, well water with water softener and existing hot water has sulfur smell.

Producing H2S in the WH takes 3 things. Sulfates, SRB bacteria, and metal ions. Magnesium anodes feed the bacteria the best, "aluminum " anodes help the bacteria less but still do, and a powered anode can protect the WH as well as magnesium if long enough and does not support the bacteria. I have misgivings on powered anodes with a stubby electrode.

I would also comment that for a given size, a lowboy WH has less surface area than a common high-boy. Normal take less floor space.
