The house is a 1982 home on Woodinville water with copper piping throughout. Water pressure is fine throughout the house, and no discoloration or smell to the water. Both upstairs bathrooms were remodeled and replumbed ten years ago. At the time, the copper looked fine with no signs of corrosion. Three years ago we detected a slow leak in a shower wall, which turned out to be seepage from one of the joints from the remodel. The rest of the piping looked fine.
Last week we had an electrician installing a run through the crawl space and he noticed a handful of water that had collected, seeping from above. We had a plumber come in who took photos. From the photos we saw two issues:
1. Some pipes were hung to the joists using steel hangers causing galvanic corrosion.
2. Some of the joints showed that extra flux had been left on which had turned green.
The plumber is recommending repiping, which for our home in PEX would cost $20k, and in copper $30k. Clearly not something I want to spend if it isn't necessary.
Also, the main shutoff to the home is a gate valve inside a cabinet in the laundry room. The plumber didn't want to touch it and instead shutoff the water main outside. He contends it should be replaced (and that they would cover it when repiping).
