Hello all,

I came home today and noticed an expected bubbling in my ceiling in the basement, directly under the main manifold for where my in-floor radiant heat lines run on the main floor. I have a Teledyne Labs energy efficient Mini-Therm II in a family owned home that has been operating well for 25 years. I can’t see how much water has leaked through the floor but I’m guessing it must be at least a gallon to make it through the cement subfloor and the basement drywall. I’m behind the leak is a finished cabinet and our hard wood floor. The leak is now bone dry but it’s obvious there is corrosion(see photo). Is it possible that the seal broke and purged water down below? I’m not sure what to do at this point.

Piping copper or steel in the floor? 25 years is about the time where the cement the lime starts to eat through the pipe. Are you in a subdivision might want to ask some neighbors if they know anyone else having this problem and recommend a plumber or HVAC company.

It is a detached house with copper pipes.

The leak appears to be from that small threaded "bleeder" valve.
Could just need to be R & R'd...removed/replaced...but system needs to be de-pressurized and proper tightening.
Expert handy-person or specialist is your best bet.
