Floor plan help/suggestions?

I’m about to hire an architect or draftsman but wanted to get as much of a layout done beforehand. It has been suggested that the kitchen be closer to the garage but not sure how that would fit. This is a second floor addition that is separate from the 1st floor.

- WS pipe is from lower floor and can’t be moved.

- The greyed out spot between 35’-43’ can be included in living space for dining. This can’t easily be done closer to garage.

- South (bottom of page) overlooks a valley/field and will have a lot of windows. North side looks at dirt hillside.

This has 5’-9’overhangs on North, South, and West sides. 16” on east side.

- 8’-9’ ceilings depending on type of flooring system we will end up needing.

Not sure how you can get the kitchen any closer to the garage as they seem to share a wall.

The shower at Bedroom 1 looks like a squeeze to get into and may be impossible to have a shower door work next to the sink. Might swap the toilet to that location and move the shower to where the toilet is drawn.

Bedroom 2 bathtub I would normally see against the exterior wall with the toilet next to it and the sinks next to that. But you need 24" in front of a toilet for clearance either way.

Inside door to the garage? Make it not interfere with the bathroom door. A door to the garage make it convenient for groceries and bringing salt to the softener.

Will you have an attic with storage? Drop-down stairs are nice, instead of a hatch that needs a ladder.
