We’re looking to take down most of the wall between our kitchen and family room. As luck would have it, the wall is chock full of drain lines and supply lines for the second floor bathroom (tub, toilet, two sinks) that will need to be re-routed. The supply lines should be easy and the drain for the tub can stay where it is because we’ll be leaving a stub wall that it can stay in. That leaves the drain lines for the toilet and sinks.
We will be putting in an LVL beam at the top of the new, larger opening to carry the load. So I think we would create a soffit behind the beam, drop the toilet and sink drains into the soffit behind the beam, and then run the combined drain horizontally until we can drop it vertically into the main drain line in the basement (I plan on doing the vertical drop in a closet and there is an open joist bay in the basement…EXACTLY ONE…where we would have access to the main drain line).
The main thing I’m concerned about is that I keep reading references that connections of sink drains into toilet drain lines need to be within 6 feet of the toilet or else they require a separate vent. And I’m unsure what that means and whether it applies to my situation. The connection we’re hoping to make will NOT be within 6’ of the toilet no matter how it’s measured (and I’m not sure how it IS measured). The sinks do have an existing vent – I’m not sure if that existing vent qualifies as the “separate” vent that could be required for our situation or if the requirement is literally for a separate vent up through the roof.
In any event, could you kind folks please take a look at the two diagrams and provide your thoughts? We’ll be hiring a pro to do the work…we’re required by law to do so here in Mass…but before I bring them out I would appreciate a sanity check from you guys on whether there are any major gotchas in this plan. Any and all help would be appreciated. Thanks!
