    Yep, I should have said down to the flapper seal. I bought the standard gerber blue flapper. The old flapper that I removed did not look to be in bad shape but I replaced it anyway. Will get some pics later and share them here. Thanks!!!!!!

    I read another thread here and got some tips elsewhere. I have replaced the flapper. To diagnose if it was due to overflow tube being too low, I turned off water to toilet and let it sit. Water drained from the tank, all the way down. So flapper is not sealing. While the tank was empty...
