If it drips continually then you should replace the T&P valve, as long as the regulator is keeping the water pressure at the proper level. : Our hot water heater has been dripping water out of the long copper pipe onto the concrete basement floor. The water heater is about 5 years old and so is the Therm-X-Trol expansion tank. I lowered the pressure of the water coming into the house but this did nothing.
