Sulphur/rotten egg smell in the cupboard where the boiler is? It is not constant

In our bedroom there is a cupboard with a new boiler in it. We tought we had a gas leak but we had the gas man round and he said not a trace of gas! The smell comes at the most bizarre times. We have switched off the boiler as we though it migh be gas and the smell still comes. It is a strong sulphuric/eggy smell that catches in the back of your throat. We live in a flat which is actually in the roof of a building. There are some holes in the cupboard where old pipes are running through. The smell gets so bad but it can't be the heating or the hotwater running from the boiler because it still comes when the boiler is off! The gas man thought he saw ver small mouse droppings in the cuoboard but there is no sign of the mice we lifted a couple of floor boards and the smell was not there or anyrodents! it is a mystery can anyone help this smell is driving me crazy!
