: Last things first. There is no way to make a conventional furnace/boiler/water heater legal in if there is any access to a bedroom. The only way to do that is to install a sealed combustion unit which draws air and exhausts fumes to the exterior of the house. You can have it in the garage, if it is located at least 18" above the floor.

Ok, so the 'airtight' door is out. But what about walling the furnance off so that there is adequate clearance ( aprx 3 feet ) on the control side of the furnace, with louvered door access from the garage area of the basement?
