: J. edmonds,there are repair floor flanges at your local plumbing supply houses. You don't say the size or what type of material we are looking at. Cast iron rusts away,plastic breaks. They have a floor flange that will fit inside a 4" pipe and you lock it down with set screws and screw it to the floor. Hope this helps. Dale Peck LMP
