I had a chance to check the temp. on the thermostats and I turned them down a little more.
This seemed to stop the water from flowing out the relief valve, but the water is still very hot and not so plentiful.
Does this narrow down my problem or should I just dig deep and pay someone to come and look at it.


: You should have a plumber check the water heater. He should check both thermostats and both elements for proper operation. Normally, the upper thermostat's reset button should trip before the relief valve opens, so you may have more than one problem.
