They may check "good" in a continuity test, but...check each terminal on each element (with power off and wires disconnected from elements). You saved me. I came home the other night to scalding hot water. I checked the elements and they were both 12.5 ohms. I ran out and purchased new thermostats. They did not fix the problem. I then read your post and replaced the lower element. Problem fixed. Perfect shower in the morning. Thanks! Joe

Thanks for the tip. You saved me. I came home the other night to scalding hot water. I checked the elements and they were both 12.5 ohms. I ran out and purchased new thermostats. They did not fix the problem. I then read your post and replaced the lower element.

Problem fixed. Perfect shower in the morning.
