Hello, we have had long lasting problem with wet tile grout on floor adjacent to toilet and nearby shower dam. Not sure if water is coming from toilet seal or shower pan failure, or possibly both. The house is 14 years old, on concrete slab, and the shower has deteriorated to point that we are in the process off hiring a contractor to replace. He suggested simply replacing the toilet seal now, just in case. Any other suggestions appreciated - thank you very much.

If the water is UNDER the tile, you may be facing a complete tear-out of the floor. That water under there will cause odor problems.

Tile on slab...once you stop the source of the water penetration, it should be fine once it dries out...tile on subfloor, totally different thing...the wood could be all rotten. All of the nasty stuff requires a frequent source of water to continue to grow and produce the nasties...dry it up, and keep it that way, should be okay.
