Sounds like you are getting all the water there is in the well. Maybe your well screen is plugged up.

i have a shallow well 22 ft. 1hp jet pump, square D pressure switch set at 40/60 psi and 10 gal bladder tank, i'm able to build pressure up to 60 psi then pump stops but when we use water to the house or try to water lawn pressure drops to 20 psi and will not build any higher, what could be the problem.
Thanks Bill

You will need to fix the hole in the casing to keep the sand out.
I have a cousin that lives North of Crescent! Does your well have a 4" casing and is it under a windmill? It sounds just like my cousins.
As Valveman says first you must repair the hole in the casing to prevent the sand coming in.
Is this a one pipe (shallow well) or two pipe suction (deep well) setup? If it's a shallow well the well point may be plugged. If it's a deep well hookup it may have a well point on below the jet assembly and it may be plugged. In either case you are getting a limited amount of water to the pump.
