watts regulator
I have a Watts 25aub regulator with a built in bypass. The unit is approximately sixteen years old. After the hot water heater shuts off, there is a banging sound coming from the area of the regulator. If I use the hot water, the noise goes away. Is it time to replace the regulator? Thank you

Check the unit with a pressure gauge at any hose bibb outside and make sure you run the water first so you do not gauge thermal expansion. If it pressures up to anything over 75 pounds, it is defective and in need of replacement. I would venture to say that there is dirt or debri in the integral strainer of that PRV that is the problem.

It sounds like a bad bypass. Anyway replacing the whole thing will solve the problem but MAKE SURE you get either another one that has the bypass or install an expansion tank.
