Unhappy Don't you just hate it when...........

Don't you hate it when you are working on your current project...

And all of a sudden you have an emergency not related to your project?????
Like the water heater springing a LEAK!!!!!

And this is correct! 15 years of service from this water heater........

Then you have to spend a few hours repairing the emergency............

    Default heater

Not only that, but since the heater is not FVIR, that means it is already at least 2 years old.

In one of the pictures someone wrote a date on the tank.
If it's from 1993, it was ready anytime for replacement.

I would recomend replacing the gas flex line. That should not be reused and that one looks like it may not have been new in 93.

    Default gas line

It could be one of those that were prone to spontaneous failure when the ends dropped off.

In Washington State, they require a flex connector to the water heater.
    We live in Earthquake country.
    They also require "Earthquake Straps"

Forutnately I live hundreds of miles away from the nearest earthquake zone, Missouri. I live in Kansas, so unfortunately what I have to worry about is a tornado. And NO strapping is gonna hold a water heater down during any twister!!!! I am actually about an hour and a half away from Greensburg and was close to there the morning after the tornado hit. Yeah, the turkey hunting that day was bad!!!

I will replace the gas line. I just thought that "If it ain't broke, don't fix it." I did make sure and buy the yellow tape thread designed for gas and did not try to use the white tape for plumbing!!!

    Default heater

At least strapping will keep the heater with the house as the tornado takes the house away.
