It would certainly look neater if the tile went behind the vanity. Can't you just tile so just maybe 1/2 inch or so of tile will be under the vanity all along it's perimeter and still be able to use...
I think a "little" penetrating oil on that chrome tube where it enters the trap adapter sticking out of the wall should free it up enough to pull it out with a gloved hand.

Don, for what its worth, I've been using that same Zep stuff for years. It is not expensive at all; probably much cheaper than the yeasr I've seen in the supermarket. Zep is 9 bucks or so for 6 bags....

Malco does make some nifty tools; Is that an attachment for their/a power unit?
Kind of hooks like a hand compreesion tool for coax, but it has that slot maybe for putting a crimped end on flue...
