Old Cast (underground) to PVC

I have an old cast sewer line that I want to convert to PVC. Due to the fact that a new grade beam needed to be poured where the old line came in to the house we have to make the transistion outside.

The transistion is under some concrete stairs that needed to come out. We removed the stair landing and duig down to expose the pipe. The pipe had lots of deposits on it so we tried to grind it clean enough for a fernco. However with the grinder I keep chipping the end of the pipe. My questions is..

1. Is there a fernco and some other product solution that would allow me to go to the outside the cast pipe without grinding it down real smooth? Last time I did this on an inside pipe I put some sort of grey pipe sealer over the pipe before putting the fernco on. But this was just a somewhat pitted inside/above ground pipe not something as nasty as this.

2. If not do I have another opition? I guess I would have to go to the next hub and using a fernco donut. That sounds like an okay idea except the pipe goes under the stairs which is resting on a big peice of slate. I was able to come in from the side to expose the 2-3 feet closest to the house but I dont see being able to go too much further. How long is a normal section of cast pipe, 6', 8' 10'?

Is there another way to make this connection?
 
If your chipping the pipe by grinding it then you need to keep digging until you get to better pipe.
