Tenants in my condo are complaining that the hot water heater (gas) doesn't work. The 'red light' is on, so it's getting some power, but the water doesn't heat.
Here's the kicker: twice, when tenants have unplugged and replugged the unit, it fixes the problem.
Any ideas as to what causes this? Why would 'rebooting' work?

You need to find the troubleshooting part of the manual. On closed combustion systems, there are numerous interlocks. The system has a vacuum switch that verifies there isn't a leak or break in the exhaust lines. Course, the logic board could be shot, too. It could be something as simple as the vent being obstructed, or a crack or loose joint in one of the vent lines, among many other things. Often, the light will flash a code or something.

I wonder what brand youi have and how old it is????
most likely its an A.O.Smith and they are trouible...
it happens a lot that when the control starts acting up
then you can just unplug it and plug it back in again.......
its a sure sign of troubles in the circuit board....
and its more an issue on how old it is and how much you
want to fool with it........
if its more than 10 years old, just look for a new one
you will be money ahead
