Different type of spigot leak

I'm glad I stumbled onto this forum! There is a non-profit organization that I've been hired as part time hanyman for their building. There are two exterior spigots, sillcocks, hose hook ups, what ever. I've seen these on commercial buildings, never worked on them. They have a built in anti-siphon, need a square key to operate, and both leak. I should add that the geniuses that designed this building did not include access to any pipes. No basement or crawlspace. I'd like find a manufacturer for the tools and gaskets to service these things.

Often the vacuum breaker component leaks. Problem is there are a lot of brands. One common brand is Woodford http://www.wcmind.com/woodford/WFDhome.html

If they used an oddball or a chinese import, you will have more problems!

You have to know WHO made them before you can get any repair parts, assuming they are actually 'proprietary'.

Sometimes there's a manufacturer's label on it, or maybe post a picture and someone can help identify what is there.
