Toilet Install - Flange and Unifit Question

I'm installing a Toto Vespin toilet in a newly remodeled bathroom and am wondering where I should install the toilet flange and the unifit rough-in - should I attach the flange to the subfloor and therefore also the unifit rough-in to the subfloor, or should I install both over the tile floor?

The Vespin is a skirted model, so if I were to install it on the subfloor I would be installing the tile around it rather than under it.

The flange and the unifit should be on top of the finished floor. You do not want the toilet tiled in.

Toilets are intended to be set on top of the finished floor, not recessed. When the flange is below the finished floor level, there are a couple of remedies other than resetting the flange that can make the low flange work OK, but never set the entire toilet below the finished floor level. The essentially means that the flange should not be installed until the floor is completely down. When using tile are you are, notch the tile when laying it for the screws that will bolt the flange to the floor and sub floor. (Easier than drilling later)

Toto Vespin II CST474CEFG with SS114 Softclose seat.
This bowl was installed on a 13-1/2" rough-in using the 14" Unifit adapter.
The water shutoff can be as close as 5-1/2" to the left of center, unless it's higher off the floor, and then it can be even closer to center.
This shutoff had been replaced with a new 1/4 turn valve with brass nipple through the wall.

In some of the older Seattle homes, the old toilets had been wall mounted tank toilets.
Those typically are 14" rough-in and need a flange repair to use standard closet bolt connections at the flange.
Everything is on the truck for that.
The Vespin comes with a standard 12" adapter or you can order a 10" or 14" adapter depending on your rough-in distance.

Tile around the toilet and you will create one of two problems in the future. Either you will break the toilet trying to remove it, or you will not find a replacement toilet with EXACTLY the same size and shape, so you will have to cut tile, and/or fill in spaces.
