a little more info from my last message/ I need a 50 gallon tank to heat a house and a small apt that is attached. My husband and i plan on moving in about a years time. is it wise to put the "top of the line" as the installer suggested into this home and if so. is an A O Smith worth it? their warranty is 6years/ 1year installer/ Lowes is 12year/ 1year. I need a high recovery unit as well.

heater

Most "top of the line" heaters do not have just 6 year warranties. What is the btu input, ( I assume these are gas water heaters)? In any case, the only real difference between a 6 year and a 12 year heater is usually the price. One company changes a 6 year heater to a 10 year one after you pay an additional $100+, and put a sticker on the name plate. If you are going to sell the house, do not install any more water heater than you need.

for resale value and for the time being is A O Smith a good product to go with and what if any is the comparison rating to say Rheem or Bradford or Whirlpool.

water heater

There is little added resale value to any of them. A O Smith, State, Peerless, and a couple of others are made by one company. Rheem, Ruud, GE, Whirlpool, and Richmond are made by a second company. Bradford White is different company, as is American Water Heaters. As far as quality goes, you would be hard pressed to find any advantage to any one of them. The resale value if any is the length of the guarantee, but some companies, such as Sears, register the heater to the original buyer, and once the house is sold the guarantee is voided.

buy the dog and move on next year.

if you are only going to be in your house for a year, even though I despise the Whirlpool brand , it might make it a year without trouble...

let the next poor owner pay for the repairs

the repairs are where youi get into trouble, lowes does not stand behind what they sell....
read my links.

you can be raked over the coals on labor costs on the Whirlpool and GE units....read my links

but again if you are only going to be in the house for a year,
you might make it

read my link about what to look for in a water heater

and read the links about the troubles people have had with the
hardware store junk out there....

but like I said already, if you are moveing in less than a year,
buy the cheap dog and gamble on it........

let the next guy worry about it, unless youi are selling it to family.
