hot water tank is gas. low water pressure is at any tap in the house (hot water only) it is not a constant loss of pressure only once in a while . cold water pressure seems constant. my PRV ( pressure relief valve) is opening regularely .

I assume you meant the valve on the top or side of the water heater. If so it is a T&P (Temp. and pressure relief valve) and if is popping open you might have high water pressure and have need for a x-troll tank installed.

We need 2 measurements to be taken. We need the hot water temperature measured with a thermometer, and we need you to get a pressure gauge that screws onto a hose bibb and take a pressure reading.
