This is any area with no code enforcement (county only and inspections are only mandatory on rental houses). The banks/ mortgage lenders typically hire their own inspectors before writing a mortgage for a property.

The real estate agents inspector put "no plumbing problems of note" in his report. The bank refuses to issue a mortgage saying there are problems with the plumbing. Anyone here see the problems?

Hard to say what's what. I would guesstimate that the drops to some of those traps exceed code limits. Can't tell what's what, but I see at least one horizontal line which may be a vent, and cannot be horizontal down at this level.

I would say if you have not already purchased the property...then pay a good plumbing contractor for an hour or two of his time to inspect the layout and give you a report.

You say " no code enforcement" but virtually every state as far as I know has a state plumbing code, and the fact they don't enforce it doesn't mean that violations are OK.

This plumbing system probably "works". But just the two items I mentioned can cause future problems in the house.

This all looks new. Was the house recently replumbed? Perhaps they replaced some aging cast iron? It does not look like it was done by an experienced plumber with skills and pride of workmanship.
 
Aside from the san tee's mentioned above, neither of those traps will work as they should.
This work was not done by a plumber.
For that matter, this work wasn't done by someone who knows a plumber.

I didnt mean to imply it was my house.
It was given to me by a friend of mine. I didnt know I fell for an old plumbers joke. Sorry for wasting your time. I was just curious what was wrong. The only thing I thought was not enough support. I mean sloppy work isnt necessarily a violation is it?
 
I'm totally convinced that one trip to New Haven, the handyman capitol of Connecticut and I'll have pictures that will blow you all away! That picture he posted looks like a masterpiece compared to what I see there. I got sent to a 3 family house for burst pipes (frozen) and while looking for the main shut off I'm noticing it smells like a hot dog cart down there. Sure enough the vent for one of the water heaters was on the floor beside it. If the place wasn't so drafty they would have all been dead. Then I catch a whiff of gas. I grab the leak detector and start looking... The basement at one time had gas lamps! The pipes are still there and live with only an ancient valve holding back the gas, not even a plug. Thats just for starters! I can't tell you everything your gonna be up against but I guarantee the c-note is mine!:D

BTW I'd like to say I looked at all those galleries and I've got this memory thing... Well just take it from me I'd probably give the link away!
