Is anyone doing this right now for their clients.

I recently ran into someone that uses "old Ben"
and they have signed a warranty service with this fellow
for him to come out and check out their home once a year
for $150....
They drain some water out of the heater, check
sump pumps, and other things that would get your
dainty hands dirty...

Of course they will find someting wrong that probably is going to hike up the bill. substantially...( just a good guess here)

any opinions or experience here??

make a list of all the things that are potential problems. Check off each one that applies as you are showing them what you'll do for them. Tell them they'll get a carbon copy every year. Just like the Xx-point vehicle checkup at the big dealers. Don't compare it to a home inspection report; that covers more.

I had a friend who told me he had his A/C checked every year as part of a "tune up" program, and every year there was an expensive "must do" required. One year he forgot to call them and the A/C worked fine, so he decided to see what would happen the second year. Unbelievably, it not only did not fail that second year, but went almost 10 years before it needed any repairs. A service contract makes sense to the contractor if it leads to additional work, otherwise he is banking on more people not needing repairs than do.
 
I pay 3.25 a month for anything electrically to be fixed in my home through my gas company. It covers labor and materials. I have had them out in the past year 3 times, for an outlet, to replace the wiring and fixture in the kitchen, and the bathroom ceiling fan/light and wiring. All I ever paid was the 3.25 a month. (I did buy the new fixtures) Anything ever goes wrong, all I do is call them. Sweet deal. I can't buy a cup of coffee at Starbucks for 3.25.

*Plus, you don't need to sign a contract, nothing. You just call them up, say you want to add this or that (there are several warranties you can pick from if you want) and, they add the charge, the 3.25 to your gas bill. So, when you pay the gas bill, you paid the 3.25. You can also drop it at anytime you want. The only stipulation is, and it really is the only one, you cannot be late in paying your gas bill, they will cancel your warranty.

I have sold a few. All to older people who feel better if I come in and do a yearly check. I have a checklist form I use. I charge 90 bucks, and if I discover anything minor, I only charge for the parts. It's actually a better deal for the customer than me, as I usually end up spending too much time reassuring them everything's okay.
